Colorado Springs MLS Market Update for December 2019

Prices increased 6.5% over one year ago and inventory is 1.0 months. The average sales price for the month of December was $364,584.
For December, active listings are down 28% from November and the number of sales are up 5%. Months of inventory is 1.0 month. Average sales price is the same and median sales is up 1.5%. The number of new home starts is down 3%.
From one year ago, Active listings are down 29% and sales are up 15%. The average sales price is up 6.5% and median sales prices is up 9%. Months of inventory is down from 1.6 months to 1.0 months. The number of new home starts up 61% from November 2018.
December is typically a slow month because many sellers pull their homes off the market for the holidays. But as we can see from the numbers, there are still buyers in December. Sellers that remained on the market sold quicker (down to 1.0 months of inventory) and sold for a higher price over one year ago. So the message for future sellers, remain on the market over the holidays!

New home permits are down slightly from November at -3% and up significantly at 61% from one year ago.
